What is the end-to-end process for building with Kozzi Space?

Our process is divided into three distinct phases designed for speed and precision:

  • Phase 1: Design & Visualization: We produce a full CAD set and 3D walkthrough of your unit. This is where we finalize your layout, finishes, and specific site requirements.

  • Phase 2: Precision Fabrication: Once the design is locked, your unit enters our vertically integrated facility. Because we build indoors, your project is never delayed by weather or subcontractor no-shows.

  • Phase 3: Delivery & Placement: Your completed module is transported to your site and placed on its prepared foundation. Final utility connections are made, and you’re ready for move-in.

Are these considered "real" homes?
Yes. Every Kozzi Space residential unit is engineered to meet or exceed the International Residential Code (IRC) and the International Building Code (IBC).

These are not "temporary structures" or "mobile homes"; they are permanent, steel-framed, single-family residences. This classification is vital for securing traditional financing and insurance.

How do you handle permitting?
While permitting is hyper-local, we act as your primary technical partner. We provide the engineered and stamped architectural plans required for your local building department.

Note: We recommend a Preliminary Zoning Review before the design phase to ensure your land allows for modular dwellings.

Durability & Climate Control

How do they handle extreme weather and hurricanes?


Steel is the ultimate structural material. A standard 20ft or 40ft Kozzi module is naturally wind and water-tight. When properly anchored to a foundation, our units are engineered to withstand wind loads of 150+ MPH, making them significantly more resilient than traditional wood-frame "stick-built" homes during hurricanes or tornadoes.

Will I be too hot or too cold?


Never. We utilize closed-cell spray foam insulation, which creates a continuous thermal barrier and vapor seal. This prevents "thermal bridging" (where the steel gets hot or cold) and makes the units incredibly energy-efficient. We pair this with high-efficiency Mini-Split HVAC systems for precise climate control in any season.

Absolutely. Kozzi Space is a Licensed Modular Manufacturer. Our units are built in a state-certified facility to meet the International Residential Code (IRC). Because we are licensed, our homes are appraised and financed as permanent real property. Do you deliver internationally or outside the Southeast?

Yes. For specialized commercial projects, government contracts, or multi-unit residential developments, we offer extended logistics. Our units are built on a standard high-cube footprint, making them compatible with global shipping infrastructure via rail, sea, or specialized heavy-haul trucking.

How is the unit delivered to my site?

Your module is transported via a professional oversized-load carrier. Once on-site, we coordinate the precision placement onto your prepared foundation using either a specialized tilt-deck trailer or a hydraulic crane, depending on the site’s complexity and terrain.

Are these units built to meet local commercial building codes?Yes. Every Kozzi Space unit is engineered to meet or exceed the International Building Code (IBC). Unlike "mobile" units or uncertified containers, our structures are Licensed Modular Builds permanently affixed to a foundation. This ensures they are legally and structurally equivalent to traditional real estate.

Can I secure traditional commercial financing or SBA loans?

Absolutely. Because we are a licensed manufacturer and our units meet site-built codes, they are classified as Real Property. This allows business owners to access traditional commercial mortgages and SBA lending. Our SAM.gov registration further verifies our standing for federal and municipal projects.
