Yes. We provide a comprehensive Permit-Ready Package for every project. While the customer is responsible for submitting the application to their local building department, we provide the "technical ammunition" needed for approval. This includes your site-specific CAD drawings, structural specs, and the engineering data required by local officials.

What is included in the Kozzi CAD Package?

We provide professional, high-precision CAD (Computer-Aided Design) drawings that serve as the roadmap for your project.

What is a Feasibility Study and why do I need one?

Before you spend a dollar on construction, we conduct a Zoning & Site Feasibility Study. Through our AI-driven platform, Zoneifi, we analyze your specific land in Birmingham, Jefferson County, or beyond. We check for:

Zoning Allowances: Does your local code allow for container-based commercial or residential use?

Setback Requirements: How far from the property line must the building sit?

Utility Access: How far are the nearest water and power lines?

Topography: Is the land level enough for a modular unit, or will it require specialized foundation work?

Can you provide "Stamped" drawings?

Absolutely. If your municipality requires Professional Engineer (PE) Stamps, we coordinate with our engineering partners to provide "wet-sealed" drawings.

These stamps verify that your Kozzi unit meets all local wind, snow, and seismic loads, which is critical for projects in high-wind areas like the Florida coast.

How does this speed up my project?

Traditionally, you would have to hire an architect, an engineer, and a zoning consultant separately. By providing the Feasibility Study, CADs, and Permit Package in-house, we shave months off the pre-construction phase.

Do you offer in-house financing for commercial units?

Understanding the value, tax benefits, and funding of your Kozzi asset.

While Kozzi Space does not provide direct lending, we partner with specialized commercial equipment financiers who understand the modular industry.

Because our units are built on a steel-chassis system, many lenders classify them as "Equipment" rather than "Real Estate," which often allows for faster approval times and different interest structures than a traditional construction loan.

Can I use a traditional mortgage to buy a Kozzi unit?

If the unit is being placed on a permanent foundation on land you own, it can often be financed through a Construction-to-Permanent loan. For commercial projects, many of our clients utilize SBA (Small Business Administration) loans or commercial lines of credit.

We provide all the spec sheets and technical drawings your bank will need for the appraisal and underwriting process.

Are there tax advantages to choosing a modular build?

Yes. One of the most significant benefits for business owners is Section 179 Depreciation. Because modular units can be classified as "tangible personal property" or equipment, you may be able to depreciate the asset much faster than a traditional building (which typically takes 39 years).

We recommend consulting with your CPA to see how a Kozzi unit can drastically reduce your tax liability in year one.

What is the typical payment schedule for a custom build?

To secure your production slot in our Alabama facility, we require an initial Design & Engineering retainer.

The remaining balance is typically structured in milestones: a deposit to start fabrication, a mid-point progress payment, and a final payment 30 days prior to delivery.

This ensures total transparency and quality control throughout the build.

How do Kozzi units hold their resale value?

Traditional buildings are tied to the land—if the land loses value, so does the building. A Kozzi unit is Portable Equity. Because it is built from high-grade CORTEN steel and can be relocated, it retains a high resale value in the secondary market.

If you decide to sell your business or move locations, your building remains a liquid asset that can be sold and shipped to a new owner.

The Chassis: We use only "One-Trip" (new) high-cube CORTEN steel containers. Corten is a weathering steel that forms a protective oxide layer, making it 4–8 times more corrosion-resistant than standard steel.

Ceiling Height: We build exclusively with High-Cube modules, providing an interior ceiling height of nearly 9 feet (standard containers are a foot shorter and feel "cramped").

Reinforcement: All window and door cutouts are structurally reinforced with steel C-channel or tube-steel frames to prevent sagging and ensure the "stackable" integrity of the unit.

Yes. Unlike traditional construction where you have to "hope" the contractor shows up, our Alabama facility operates with industrial transparency. How often will I receive updates?

We provide scheduled updates at every major Production Milestone in your client portal. You will receive a notification when your unit enters each phase: Framing, Rough-In (Plumbing/Electrical), Insulation, and the Final "Modern Cozy" Finishing.

Site Readiness & Logistics

What kind of foundation do I need to prepare?

Everything you need to know about preparing your land for a Kozzi unit.

Answer: Kozzi units require a level, engineered foundation to ensure structural integrity and proper door alignment. The most common options are a concrete slab, concrete piers, or reinforced footings.

Once you've selected your unit, we provide a "Point Load" diagram that your local concrete contractor can use to ensure the ground is ready for the weight of the steel structure.

How do the utilities (Water, Power, Sewer) connect?

We design every unit with a Centralized Utility Manifold. This is a single exterior panel where all your plumbing, 200–400 AMP electrical, and data lines are located. Your local licensed electrician and plumber simply "plug in" your site’s main lines to our manifold.

It’s designed to be a one-day connection process once the unit is set.

How much space is required for delivery?

For a standard delivery, we need a clear path that is at least 12 feet wide and 14 feet high. If we are using a Tilt-Bed (Roll-off) trailer, the driver will need approximately 100 feet of straight-line clearance to pull out from under the unit once it is placed on the ground.

For tight urban sites, we utilize Crane Placement, which allows us to lift the unit over obstacles and set it with 1/4-inch precision.

Do I need to be on-site for delivery day?

Yes. We require either the owner or a designated project manager to be on-site. This ensures the unit is oriented exactly how you want it and allows your local contractors to begin the utility hookup process immediately while our transport team is present.

How do you handle delivery to hurricane-prone areas like Florida?

All Kozzi units are engineered for high-wind loads. During delivery, we provide the necessary Tie-Down Specifications. Your local contractor will install "Hurricane Anchors" into your foundation, and our units feature integrated attachment points to ensure the structure is bolted down to meet or exceed local coastal wind codes.

Solar & Off-Grid Capabilities

Can Kozzi units run entirely on Solar Power?

Yes. Every Kozzi unit is "Solar-Ready." We offer two tiers of solar integration:

Grid-Tied (to lower your monthly utility bill) and Off-Grid (complete with battery storage for total independence). Because we use high-efficiency LED lighting and Mini-Split HVAC systems, our units have a lower "energy draw," making them perfect for solar applications

How are the solar panels mounted?

We utilize a Zero-Penetration Mounting System on the roof of the unit. This allows us to secure high-wattage panels to the CORTEN steel frame without drilling holes into your roof, preserving the 100% weather-tight integrity of the structure.

Does Kozzi provide the battery storage system?

For clients looking for "Energy Autonomy," we integrate lithium-ion battery banks (such as the Tesla Powerwall or similar high-capacity systems) directly into the unit’s Technical Manifold.

This allows your cafe, office, or home to store energy during the day and run throughout the night or during power outages.

Is solar a good investment for my commercial unit?

Absolutely. Beyond the monthly energy savings, commercial solar installations often qualify for significant Federal Tax Credits (ITC) and accelerated depreciation.
