Are Kozzi Space homes "Move-In Ready"?

Yes. Every residential unit is delivered as a turnkey solution. This includes premium interior finishes, high-efficiency HVAC systems, full insulation, and designer kitchen/bath fixtures. Once connected to site utilities, your home is ready for immediate occupancy.

What is the difference between a Modular Home and an ADU?

While an Accessory Dwelling Unit (ADU) refers to the use of the building (a secondary suite or guest house), Modular refers to the construction standard.

As a Licensed Alabama Manufacturer, Kozzi Space performs all structural modifications in-house. We transform industrial-grade steel containers into State-Certified Modular Homes. This means our units are engineered to meet the same International Residential Code (IRC) as a traditional site-built house. Because of this high-level certification, a Kozzi Space unit can be utilized as a standalone primary residence, a high-end rental property, or a permitted ADU, depending on your local zoning.

Feasibility and Permitting

How do I know if a Kozzi Space unit is allowed on my land?

Zoning is the first step. Through our proprietary Zoneifi Analysis, we conduct a deep-dive feasibility study on your property. We review local setbacks, density requirements, and ADU ordinances to ensure your project is 100% compliant before you invest in fabrication.

What is included in the Kozzi Space Full Permitting Package?

To secure city approval, we provide a comprehensive Architectural & Engineering (A&E) Package. This includes:

Detailed Elevations: 2D renderings showing all four sides and luxury exterior finishes for "Design Review."

Site-Specific CAD Files: Precision digital designs for your local surveyor to overlay on your property.

Structural & MEP Schematics: Stamped plans for plumbing, electrical, and mechanical systems.

State Seal of Approval: As an Alabama-Approved Manufacturer, our plans carry the state-certified modular seal.

What is the process for getting my City Permits?

The process is a two-stage "Technical Approval":

Stage 1 (Architectural): You present our high-fidelity elevations and site plans to the city to clear the "Land Use" and "Design" requirements.

Stage 2 (Building): We provide the Full Permitting Package for the final building permit. Because our units are state-certified, the city typically only needs to inspect your foundation and utility hookups—the structure itself is already factory-approved.

Can Kozzi Space provide the foundation and utility stubs?

We provide the Foundation Engineering and Utility Schematics (Quick-Connect layouts) within your package. You will use these to hire a local contractor to prepare the site. This "parallel processing" allows your land to be prepped while we are simultaneously fabricating your home in our Alabama facility.

Are architectural and permitting fees included in the home price?

Are architectural and permitting fees included in the home price?
No. To maintain pricing integrity for our modular units, Professional Services and Site Fees are billed separately. The base price of your Kozzi Space unit covers the industrial-grade fabrication, Alabama-certified engineering, and luxury interior finishes.

What is the investment for the Full Permitting & Engineering Package?

Our professional fees are structured to provide you with a "City-Ready" submittal. These fees are required to move from the reservation phase to the fabrication phase:

Feasibility Study: $950 – A mandatory deep-dive into your property's zoning, setbacks, and ADU eligibility to ensure your project is "cleared for takeoff."

Full Architectural & Permitting Package: $6500+ This is a comprehensive A&E (Architectural & Engineering) suite. It includes your site-specific CAD files, detailed elevations, and the structural stamps required by your local building department.

Every state has a different 'entry cost' for new construction. States like California, Washington, Oregon, Florida, Massachusetts & the Northeast charge significant 'Impact Fees and Permit Fees.'

Our Zoneifi report identifies these local government costs early, so you can budget with total precision before fabrication begins.

Why are these fees billed separately from the fabrication?

Every site is unique. Some properties require more complex site-planning or specific foundation engineering than others. By separating these fees, you aren't paying a "flat rate" that subsidizes other projects—you are paying only for the specific architectural labor required for your land.

What other "Non-Fabrication" costs should I budget for?

To ensure there are no surprises during your build, we recommend budgeting for the following "Site-Side" costs:

  • Logistics & Deployment: The cost of shipping your unit from our Alabama facility and the crane-service required to set the unit on its foundation.
  • Local Site Prep: Your local contractor’s fee for soil compaction, foundation construction (piers/slab), and utility "stub-outs."
  • Municipal Impact Fees: Local government charges for building permits, school taxes, or utility connection fees.

Engineering & Performance

How is the unit insulated? (The R-Value Factor)

How is the unit insulated? (The R-Value Factor)

We utilize High-Performance Closed-Cell Spray Foam insulation. Unlike traditional fiberglass, closed-cell foam acts as both a superior thermal barrier and a structural reinforcement.

  • R-Value: We achieve an industry-leading R-value that exceeds standard building codes, ensuring your home stays "Modern Cozy" in both extreme heat and freezing cold.

  • Air Seal: The foam expands to fill every crevice, creating an airtight seal that eliminates drafts and significantly reduces energy costs.

Is the unit resistant to wind and severe weather?

Yes. Because our units are built from industrial CORTEN steel, they are inherently more resilient than wood-frame structures.

Wind Rating: Every Kozzi Space unit is engineered to meet or exceed 150+ MPH wind loads.

Seismic & Snow: The rigid steel frame is designed to handle high-velocity wind zones and heavy snow loads, making it one of the safest residential structures available.

How are the plumbing and HVAC systems integrated?

We don't "retrofit"; we engineer.

HVAC: We utilize ultra-efficient Mini-Split Heat Pump Systems for precision climate control. These systems are whisper-quiet and allow you to heat or cool your home in minutes.

Plumbing: All plumbing is run through interior service channels and is fully pressure-tested. We feature a Quick-Connect Utility Manifold on the exterior, allowing for a "Plug-and-Play" connection to your local water and sewer lines.

Why do we utilize Tankless Water Heaters?

We prioritize efficiency and space optimization. Every Kozzi Space unit comes standard with a High-Output Tankless Water Heater.

  • On-Demand Luxury: You never run out of hot water. The system only heats water as you use it, providing an endless supply for your spa-inspired shower.
  • Energy Efficiency: Because there is no tank to keep warm 24/7, you save significantly on your monthly energy bill.
  • Space Saving: The compact, wall-mounted design allows us to maximize your "Modern Cozy" living area without a bulky utility closet.

What foundation do you recommend?

While our units can be set on piers or helical piles, we highly recommend a Concrete Slab Foundation for a permanent residential or commercial installation.

Structural Stability: A slab provides the most level and secure "anchor" for the steel frame, ensuring long-term structural alignment.

The "Premium" Feel: A slab foundation eliminates any "hollow" feel underfoot, making the unit feel like a traditional, high-end home.

Utility Integration: A slab allows for the cleanest integration of your plumbing and electrical "stubs," keeping all connections hidden and protected from the elements.

What Kind of Foundations Are Recommended for Container Homes?

While container homes can be placed on level ground, we strongly recommend using a solid, permanent foundation to ensure long-term stability, comfort, and protection from the elements. Below are the most commonly recommended foundation types for Kozzi Space builds:

1. Concrete Slab Foundation (Most Recommended)

A concrete slab is a permanent, durable solution ideal for long-term residential or commercial use. It creates a flat, stable base, resists moisture, and complies with most building codes.

  • Extremely stable and long-lasting
  • Moisture-resistant
  • Ideal for colder climates and permanent setups
  • Often required for modular home permitting

2. Diamond Pier Foundation (Great for Uneven Sites)

These pre-engineered concrete piers are driven into the ground with steel pins, offering strength with minimal disturbance to the land.

  • Fast installation
  • Works well on sloped or uneven terrain
  • No need for heavy excavation
  • May not be suitable for very soft or shifting soil

3. Gravel Pad Foundation (Budget-Friendly, Semi-Permanent)

This foundation involves compacting a gravel base to create a level and drainable surface. It’s best for temporary or rural installations with good natural drainage.

  • Cost-effective and fast to install
  • Easy to adjust or relocate
  • Less durable, may require periodic maintenance
  • Not ideal for wet or flood-prone areas

4. Railroad Tie Foundation (Rustic & Elevated)

Heavy-duty timber beams (like railroad ties) can be used to elevate and support the container. This allows airflow and protects against moisture—ideal for rustic aesthetics or off-grid builds.

  • Easy and affordable to install
  • Offers elevation to reduce ground contact
  • Less durable than concrete, and susceptible to rot over time
  • Not recommended for areas with severe weather or erosion

How do you ensure fresh air in such a tightly sealed home?

Because Kozzi Space units are engineered with a high-performance thermal envelope, we don't rely on "leaky" walls for airflow. Instead, we utilize Mechanical Fresh Air Ventilation.

This system continuously brings in filtered outside air and exhausts stale indoor air, ensuring your "Modern Cozy" sanctuary always feels fresh, never "stuffy."

How is moisture managed in kitchens and bathrooms?

Moisture is the enemy of any structure. We utilize High-Output, Whisper-Quiet Exhaust Fans in all bathrooms and kitchen areas. These are integrated into our metal framing and vented directly to the exterior.

Because our units are made of steel and utilized Metal Framing, you have the added peace of mind that there is no wood inside the walls to absorb moisture or grow mold.

Can I open the windows and bifold doors for natural ventilation?

Absolutely. While our mechanical systems handle the heavy lifting, our signature design—featuring large windows and bifold doors—is placed to encourage "Cross-Ventilation."

By opening windows on opposite sides of the unit, you can utilize natural breezes to cool the home and connect even more deeply with the outdoors.

Coastal & Beach Applications

Can Kozzi Space units be installed near the ocean?

Yes. Our units are uniquely suited for coastal environments. Because our primary structure is Industrial CORTEN Steel, it is naturally resistant to the corrosive effects of salt air.

While traditional wood-frame beach houses can rot or warp due to humidity, our steel-on-steel construction remains rigid and airtight for decades.

What are the foundation options for beach or flood-zone properties?

While we generally recommend a slab, beach properties often require different engineering:

Helical Piles or Concrete Stilts: We provide the structural engineering to set your Kozzi Space unit on elevated piles. This allows for flood-water passage and meets "V-Zone" (Velocity Zone) coastal building requirements.

Corrosion-Resistant Anchoring: We utilize specialized heavy-duty anchoring systems to secure the unit to the foundation, ensuring it stays in place during storm surges.

How do the windows and doors handle beach weather?

Our signature High-Performance Windows and Bifold Doors are selected for their "DP" (Design Pressure) ratings.

Impact Resistance: For coastal regions, we offer impact-rated glass options designed to withstand wind-borne debris during tropical storms.

Tight Seal: Our bifold doors feature multi-point locking systems and weather-stripping that prevent sand and moisture from entering your "Modern Cozy" interior during high-wind events.

Do I need special exterior paint for the beach?

We utilize Marine-Grade Exterior Coatings. These high-performance finishes are designed to reflect UV rays and resist the "pitting" that often happens to standard house paint in salty environments.

This ensures your exterior color stays vibrant and your steel stays protected without the need for constant repainting.

Are Kozzi Space units "Hurricane Ready"?

With our 150+ MPH wind rating and the inherent weight and strength of CORTEN steel, a Kozzi Space unit is one of the safest structures you can own in a hurricane-prone area. Unlike stick-built homes that can "shatter" under wind pressure, our monocoque steel design distributes the load, maintaining its structural shape even in extreme conditions.

The Kozzi Standard: Quality Assurance

What is the "Kozzi Zero-Defect" Factory Protocol?

Unlike traditional site-built homes where weather and unreliable labor can cause issues, every Kozzi Space unit is built in our climate-controlled Alabama facility. This allows for a "Zero-Defect" protocol where every stage of the build—from the first weld to the final coat of paint—is monitored for precision.

How do you test for structural and weather resilience?

We don’t just build; we verify. Our structural QA includes:

Weld Verification: Every structural modification to the CORTEN steel frame is inspected by certified master welders to ensure maximum integrity.

The "Flood" Test: We perform rigorous water-tightness testing on all window seals, bifold doors, and roof seams to ensure your home is 100% weather-locked.

Wind-Load Engineering: Our units are engineered to withstand 150+ MPH winds, meeting the strictest coastal and severe-weather standards.

What are the Mechanical & Utility stress tests?

Before your unit is sealed and shipped, our team performs a series of "Live-Load" tests:

Hydrostatic Plumbing Test: We pressure-test all lines at levels far exceeding standard home usage to ensure zero leaks.

Electrical Safety Sweep: Every circuit, outlet, and Tankless Water Heater connection is tested for load capacity and safety.

HVAC Calibration: We run the mini-split system to verify optimal airflow and temperature regulation throughout the unit

How does the "State Seal of Approval" work?

As a State-Approved Manufacturer, our facility undergoes regular audits and inspections. Every unit leaves our floor with an Official Modular State Seal. This seal is your proof to city officials, lenders, and insurance companies that the structure, electrical, and plumbing have been factory-inspected and meet the International Residential Code (IRC).

Why is Metal Framing a part of your QA?

We eliminate the variables of organic materials. By utilizing Precision Light-Gauge Metal Framing instead of wood, we guarantee that your walls will never warp, rot, or attract termites. This choice ensures that the "Modern Cozy" finish you see on Day 1 is the same finish you will see in Year 20.

Multi Unit & Stacked Configurations

How are multiple units connected and sealed?

When your design calls for a multi-unit configuration, we utilize an industrial-grade Inter-Unit Connection System.

The Structural Connection: Units are bolted together using high-tensile steel plates and bridge fittings, ensuring the entire structure acts as a single, rigid monocoque unit.

The Weather Seal: For the exterior, we utilize a multi-layer flashing and marine-grade sealant system. This "Double-Seal" approach ensures that even in driving rain or high winds, the joints are 100% watertight.

How do you handle the "Seams" on the inside?

We take immense pride in our interior finish work. To maintain our Modern Cozy aesthetic, we ensure that where two units meet, the transition is invisible.

Seamless Transitions: Our team utilizes specialized trim-less joinery and precision-cut Metal Framing to ensure walls and ceilings align perfectly.

Continuous Flooring: We often install the final flooring layer across the transition point on-site to create a unified, expansive feel that eliminates any "modular" look.

What is Kozzi Space’s responsibility during a multi-unit install?

We stand behind our fabrication. Our responsibility covers the Internal Integrity of the units:

Pre-Engineered Connections: We pre-install all connection points, "chase" ways for electrical, and plumbing manifolds at the factory.

Internal Utility Bridges: We ensure that all wiring and plumbing are designed to "bridge" between units effortlessly, so your local contractor can finalize the connections with ease.

Structural Guarantee: Our structural warranty extends to the factory-engineered connection points, ensuring your stacked or expanded home is as solid as a traditional foundation-built house.

Can I stack units to create a second story?

Yes. Because our units are built from heavy-gauge CORTEN steel, they are designed to be stacked.

Load-Bearing Precision: Our engineering ensures the weight is distributed through the corner castings of the steel frame, allowing for beautiful multi-story "Modern Cozy" designs without the need for additional bulky support beams.

Internal Stairs: We offer pre-engineered floor cutouts for internal staircases, maintaining the flow of your home while maximizing square footage.
