After selecting your design and reviewing your custom proposal, a 50% deposit secures your build. This covers materials procurement, scheduling, and initiating construction prep.

2. 25% — When Construction Begins

Once your container is in production, a second 25% payment is due. You’ll start receiving build updates, including photos of fabrication, structural work, and component assembly.

3. 25% — At 50% Project Completion

The final 25% balance is collected once your build reaches the halfway mark—typically when your unit is structurally complete and prepped for transport.

At this stage, we’ll also provide:

  • Build progress photos or video walkthroughs
  • Estimated delivery and installation timeline
  • Any final prep needs

Is Delivery and Installation Included in the Starting Price for Residential Container Homes?

No, the starting price shown for each floor plan does not include the cost of delivery and installation. These costs are calculated separately based on the details provided in the "Start Your Journey" form or on the "Delivery" page of our website.

When completing the form, it’s important to enter your correct zip code so that the delivery distance from our Butler, MO location is accurately calculated. Once you’ve entered your information, the cost for delivery and installation will be clearly listed as a line item on your final quote.

What Does Standard Installation Include?

Our standard installation service includes:

  • Welding the container to the steel embed plates on your foundation.
  • Sealing seams to ensure weatherproofing and structural integrity.
  • Connecting utilities between containers (if you're opting for a multi-container home).
  • final walk-through to ensure everything is in order.
  • Cleaning up the site for a neat, professional finish.

What’s Not Included?

Please note that final utility connections (e.g., water, electricity, plumbing) will need to be handled by your general contractor. These connections are typically outside the scope of our installation services.

Is Delivery and Installation Included in the Starting Price?

Delivery is included at no additional cost for standard single-unit residential containers within our service area. For multi-unit homes or complex sites, delivery charges will be calculated based on distance, access, and equipment needs.

Installation, however, is not included in the base price.

How Does the Delivery Process Work? Are There Any Requirements?

Delivery is a key step in bringing your Kozzi Space home to life. To ensure everything goes smoothly, please review the following delivery guidelines and site requirements:

Standard Delivery Requirements

1. Road & Driveway Access

  • Roadway clearance must be at least 14’6" high (no low-hanging wires or branches).
  • Driveway entrance should be around 40 feet wide and built with a solid surface (like gravel or asphalt).
  • No dips, ditches, or soft shoulders that could trap the truck.

2. Ground Conditions

  • The road and delivery path must be firm and compacted to support a semi-truck and trailer.
  • If the site is muddy or wet, delivery may need to be rescheduled—please notify us in advance.

3. Foundation Access & Setup

  • We need about 150 feet of level ground to align and unload the container properly.
  • The foundation must be fully cured before delivery. If not, written approval from your contractor is required.
  • The slab should be no more than 3–4 inches above grade. Elevated foundations will require a crane.

What Happens If My Site Doesn’t Qualify for Standard Delivery?
