Kozzi Space Delivery & Installation Policy

Effective Date: April 23, 2025

At Kozzi Space, our mission is to deliver and install your custom container home or commercial unit with precision, care, and professionalism. This policy outlines our delivery procedures, site requirements, installation scope, and what to expect for both residential and commercial projects.

1. Delivery Pricing & Quote Calculation
Delivery and installation fees are not included in the base pricing of our container homes. Final shipping costs are determined based on your location and the information you submit through our Quote Builder Form or by contacting our team directly.

  • A valid ZIP code is required to calculate distance from our facility in Birmingham, AL.

  • Your personalized quote will clearly list delivery and installation as a separate line item.

2. Residential & Off-Grid Projects – Installation Details

Our Standard Installation Includes:

  • Anchoring the unit to steel embed plates or a slab foundation

  • Sealing container seams for full weatherproofing

  • Connecting interior utilities between multiple containers (if applicable)

  • Performing a final walkthrough and basic site clean-up

Please Note: Final utility hookups (e.g., water, electric, septic) must be completed by your licensed local contractor.

3. Standard Delivery Service
Our standard delivery method uses a semi-truck and tilt-bed trailer (approx. 70 feet long).

Site Requirements for Standard Delivery:

  • 150 feet of level ground to safely maneuver and unload

  • Backing access to the foundation

  • Solid, compacted surface to prevent vehicle from getting stuck

  • Sufficient overhead clearance (minimum 14’6”)

If your site doesn’t meet these requirements, special arrangements may be needed.

4. Site Evaluations & Special Equipment
If your property has limited access, steep grades, or other complexities:

  • A site evaluation may be required to determine feasibility

  • Site visits cost between $1,000–$1,500, depending on location

  • We offer a 50% credit toward your final contract if you proceed with the project

Crane delivery may be required if:

  • Containers must be lifted off the trailer

  • The site is not accessible by our standard truck setup

  • You have an elevated or crawlspace foundation

5. Commercial Deliveries
Commercial projects involve additional coordination. Kozzi Space will:

  • Work directly with the owner or general contractor

  • Arrange crane placement and logistics for multi-unit stacking or rooftop installs

  • Ensure the project meets inspection standards after install

We tailor each commercial delivery and installation to meet unique project needs.

6. Site Requirements – Must Be Met Prior to Delivery

To ensure a smooth and safe delivery, you must meet the following site conditions:

  • Roadway Clearance: Minimum height clearance of 14’6”

  • Driveway Width: 40-foot wide, solid surface entrance with no sharp turns or dips

  • Foundation Area: At least 150 feet of level ground around the site

  • Foundation Status: Must be fully cured (or written approval from GC if not)

  • Grade Level: Foundations should be no more than 3–4" above grade unless alternative delivery is arranged

  • Crawlspace Note: Cranes are required for elevated or crawlspace foundations

7. Communication & Final Coordination
We’re here to make this process smooth and transparent. Please communicate openly about any unique conditions on your property.

  • Let us know in advance if the site is inaccessible due to rain, mud, or slope

  • Any delays caused by lack of site readiness may incur rescheduling or equipment fees
